Read the top and bottom of that table together. The Kitsune jumps 170 and the Unicorn jumps 135, a difference of about nineteen percent. Between them sit two pets that are ninety-four times and seventy thousand times rarer respectively, and the Kitsune itself is roughly a million times rarer.
The Cerberus line is the sharpest one. It costs about 70,000 times the rarity of a Unicorn to gain 6 percent more jump. For the one stat that governs which ledges are passable, the last few points of the ladder are priced at a rate no player can act on.

The T-Rex is about 1.9 times faster and about 10 times rarer. Its jump is 35 points lower, and on a stat whose entire range across the roster is a handful of dozen points, that is not a rounding difference.
So the honest summary is that the T-Rex is the faster pet and the Unicorn is the more mobile one, and the rarer of the two is the one that cannot reach certain places. A player who values the rarity label will take the T-Rex and then wonder why a cheaper pet keeps beating them to a spawn point behind a step.

No documented acquisition route
The Unicorn does not appear in the published Dragon Egg odds, which is the only shop gacha with a full per-pet table, so no amount of Robux spent there will produce one. No source checked states which map egg or biome produces a Unicorn.
